How do I prepare my basement for the inspection?

Almost nothing. Don’t spend the weekend deep-cleaning — here’s the short list of what actually helps us do a better inspection.

Clear walkways near foundation walls. Move stored items 3 feet away from walls so we can examine the floor-wall joint. Have a flashlight ready if your basement is dimly lit. No cleaning needed.

The full picture

Homeowners sometimes spend a weekend reorganizing the basement before the inspection. It’s not necessary. The basement we see at inspection should look like the basement you actually live with — that’s the basement we’re going to fix. Here’s the realistic short list.

What actually helps

  • Clear access along foundation walls — move boxes, shelving, and stored items about 3 feet out from the wall. We need to see the floor-wall joint (the cove), which is where most water enters.
  • Move items off the sump area — if you have a sump, we’ll need to lift the lid and test the pump. Clear a 4 ft × 4 ft footprint around it.
  • Identify any active leak spots — if you know exactly where water came in during the last storm, just point it out. A photo from your phone of the wet area is helpful.
  • Bring water bills or rough timing notes — “this started in spring 2023 after we redid the back patio” tells us more than three pages of photos.
  • Have a key or person available — we may need exterior access too (downspouts, grading, bulkhead).

What you don’t need to do

  • Don’t deep-clean — efflorescence, staining, rust marks, mineral deposits are data. Cleaning them off literally erases what we use to diagnose the problem.
  • Don’t paint over moisture marks — some homeowners try to “freshen up” before contractors come. Same issue — you’re hiding the evidence we use.
  • Don’t run a dehumidifier the morning of the inspection — we want a realistic moisture reading, not a temporarily dried-out room.
  • Don’t move the existing sump pump — if it’s in an awkward spot, that’s information.
