How fast can you remediate mold before a home sale?

The work itself is usually short. The paperwork that satisfies your buyer’s lender is the part that needs scheduling.

Most pre-listing mold jobs: 3–10 days from initial inspection to lender-accepted clearance test. The paperwork is the long pole, not the work itself.

The full picture

If you’re reading this with a closing date circled on a calendar, here’s the honest timeline you’re working with. We’ve done a lot of these. The pattern is consistent.

The realistic schedule

  1. Day 0 — you call us. Brief phone intake. We get the basics: square footage of affected area, what the inspector flagged, your closing date.
  2. Day 1–2 — free on-site inspection. A specialist walks the area, takes moisture readings, photographs everything, and identifies the moisture source (because remediation without addressing the source is a wasted check). Written estimate emailed within 24 hours of the visit.
  3. Day 3–7 — remediation. Small basement jobs (under 100 sq ft) often wrap in a single day. Larger jobs with active moisture intrusion that needs a waterproofing fix first run 3–5 days. Containment, HEPA filtration, removal of affected porous materials, antimicrobial treatment, and drying down to verified moisture targets.
  4. Day 6–9 — third-party clearance test. An independent third-party tester (we don’t test our own work — lenders won’t accept it) takes air samples and comparison samples. Lab turnaround is typically 24–72 hours.
  5. Day 8–10 — paperwork to lender. Clearance test results, contractor’s letter documenting scope, transferable warranty (where applicable) — emailed to your agent and the buyer’s lender.

What slows it down

  • Active water intrusion. If the basement is still getting wet, remediation without fixing the moisture source will fail the clearance test. We address the source first — usually interior drainage or a sump install — then remediate. Add 2–5 days.
  • Lab turnaround. Most labs run 24–72 hours, but holidays and weekends stretch it. We’ll tell you upfront if your closing date is in conflict with a holiday.
  • Lender-specific paperwork requests. Some lenders want extras — itemized invoice, additional photos, signed warranty acknowledgment. We handle whatever they ask for.

If your closing is tight

If you’re inside 14 days to closing, say so on the first call. We’ll prioritize the schedule, pre-book the third-party tester, and confirm whether the timeline is achievable before you commit to the work. If it isn’t achievable, we’ll tell you that too — you can use the information to negotiate an escrow holdback with your buyer rather than discovering the problem the day before closing.
